The April 2026 housing market across Monmouth and Ocean Counties continues to reflect a competitive environment driven by limited inventory and resilient home prices, despite a slowdown in overall sales activity.

In Monmouth County, the single-family market saw closed sales decline more than 20% year-over-year, while average sale prices climbed to just over $1.04 million, a 6.5% increase from April 2025. Median prices also rose, and homes continued selling at or above asking price on average, indicating strong buyer demand for well-positioned properties. Inventory remains tight, down more than 8% from last year, helping support continued price appreciation.

Ocean County experienced a similar trend, with single-family sales down nearly 19% year-over-year, yet prices surged significantly. The average sale price increased more than 16% to over $803,000, while the median price rose over 14% to $629,000. Inventory edged slightly higher, but supply still remains relatively constrained compared to buyer demand.

The condominium market showed more mixed conditions. Monmouth County condos posted increased sales activity and higher inventory levels, while pricing remained relatively stable. Ocean County condos saw softer sales and declining median prices, though inventory expanded substantially, offering buyers more options than in previous years.

Overall, both counties continue to favor sellers in many segments, particularly in the single-family market, where low inventory and steady demand are keeping upward pressure on home values even as transaction volume moderates.
